Now that you’ve got your home priced and listed For Sale By Owner (FSBO), it’s time to prepare and make it attractive for prospective homebuyers.
Here are some smart and simple tips to help you sell faster.
Cleaning is an obvious task to tackle when selling your home. Take it a step further and box up items taking up real estate on table surfaces, corners, kitchen & bathroom counters. Not only is it an eyesore for potential buyers, but clutter makes the space look and feel smaller. Remember, less is more.
2. Tone down the color
If you’ve got walls screaming pink or a brooding shade of gray, consider investing in a few coats paint. When buyers walk into rooms with colors they do not agree with, they think of the time and cost it’ll take to fix it. Bold colors have a way of decreasing offers. Neutral hues are always a safe bet and are more welcoming.
3. Remove personal photos
Every household has a story to tell. Personal pictures adorning the walls, mantle, and refrigerator door are all just that–personal. This can be distracting for buyers touring the home because they want to imagine themselves living in it. Remove or replace the portraits with simple artwork instead.
4. Spruce up the yard
If it’s been a while since you last mowed the lawn and trimmed back hedges, now is a great time to do so. Remove all debris and yank out the weeds. If you’ve got money in the budget, consider planting fresh flowers to add curb appeal.
5. Get rid of the funk
Funky odors can leave a negative impression. Open up some windows and run an air purifier to get rid of unpleasant smells. If you’re a pet owner or smoker, vacuum and shampoo the carpeted areas. Better yet, replace the old carpet with a new one. Remember, buyers are attracted to homes with the greatest amount of appeal. Take the time and stage it to sell.
