There are some great opportunities out there for buyers in today’s market. Interest rates and prices are low and inventory is high. First time buyers should be able to benifit from the $8,000 tax credit. I have helped several first time buyers so far this year that qualify for the tax credit - it is for real. In Charleston SC, I get calls daily from buyers interested in putting an offer in on a “bank owned” property. There are some very nice “bank owned” properties out there but they are not all automatically a “great deal”. After you do all of the repairs that may be needed etc… what have you really gained? There could be a home listed just down the street with realistic sellers who have taken good care of their home that could be just as good an opportunity. A buyer should find a “buyer’s agent” that will explore all the options!

Yes, such are fluctuations in the market. Here in San Francisco not only was overbidding the norm, but sellers were taking biographies and resumes from those that they might have an affinity for who they would like taking over their house. How times have changed. Now we have the short sale and foreclosure niches. Getting creative with the marketing plan and working with people who have been waiting for pricing opportunities before getting into the market will drive the change. As long as there is confidence in continued income and available credit, there will be people ready to buy.

I think all personal avoid following mistakes when they are renovate their homes.

1.Take time to get used to your property. If possible, live in your home at least 6 months before you decide on any major changes

2.Think long term, not short term. Your renovation should meet real needs, not just improve the look of your property

3. Keep the cost of your renovations in proportion to your property’s market value. If you spend too much, your home may end up costing you substantially more than the average for your area. This is called over-capitalisation, and if you sell your property, you may not recover your money
