Open House the Way to Attract Potential Buyers
Fizber.com, a real estate website, announces the launch of listings with Open House information. Every property listing home owners place with Fizber.com has now the capability to also give potential clients information about the open house schedule. Now buyers have the opportunity to meet sellers in person and sellers are given the opportunity to close the deal.
Clearly the new year has started as a buyer’s market, the kind we have not seen since the 1990s. With the property market slowing down, gone are the days when vendors could hope to find a buyer without suffering the indignity of having legions of the public traipse through their homes.
Homeowners who sell for-sale-by owner (without an agent; also called “fizbers”) are encouraged to host open houses and make open house date and time available on their property listings online.
After two months waiting in frustration for a buyer for their two-bedroom single family house in Madison, WI, Nancy J., was driven to follow the example of a neighbor – and allow the public into her home. For one day only, they held an “open house”, where prospective buyers could wander around at their leisure. “The idea was that people could come and have a wander without feeling under any pressure”, says Nancy. “We had about seven couples round, one of whom showed a great interest.”
“I do recommend that buyers go to open houses, especially when you are starting your home search, as it is a good way to get to know the market better and explore homes that are for sale – you can see 5, 10 or more in some markets in one afternoon,” says Julia Foster, VP of Marketing at Fizber.com.
With the market slower, however, sellers are having to be a little more welcoming. Hosting an open house is becoming increasingly popular.

An open house, advertised in the local paper, signs on corners are a good way to get a lot of “looky-loos” through your property, but advertising the open house only on the internet won’t gain enough potential clients into the seller’s home.
You can also drop off flyers at the local real estate office, so if the agents are working with buyers that may have a buyer looking for the seller’s home amenities, they may be willing to work with the seller as long as they negotiate the buyer’s commission. (The San Antonio/Texas buyers normally get the commission paid by the seller at closing)
Marketing to qualified buyers is the key to getting your home sold. Advertise your open house as widely as possible, secure your valuables (you don’t know who you have in your house)and stage it so it stands out above the comparables.
